Basement Finishing, Questions and Answers

When it's time to finish your basement in Denver, Arvada, Broomfield, Parker Basement company, or the Castle Rock, Colorado area, how do you select the right basement finishing company?

My One Call LLC, in conjunction with www.denverbasement.com, is a Basement Finishing referral service. We have helped thousands of homeowners find a reliable Basement finishing company. Over many years, the following represents the most frequently asked questions about contractor.

(This article was updated for pricing in 2024/25)
How much will I pay to finish my basement?
You can use a rough figure of $65 to $85.00 a square foot for basic and complete basement finishing for basements 1000 square feet of larger. You will see some internet sites quoting lower rates, but after seeing hundreds of proposals in the last few years $80.00 with carpet is about the average. For a higher quality finish with extra features (wet bar, built-in cabinets, higher-end fixtures) you will start around $87.00 a square foot and up.

For basements under 1,000 square feetthe average cost per square foot increases if you include a bathroom in the design. Recent examples I have seen include an 800-square-foot basement with a bathroom, recreation room, and two bedrooms with a basic professional finish, $72,300.00 (from a lower-priced company). If you count on $5500 for every 100 square feet finished, you will have a good idea.

If your not adding a bathroom and just need an office or play space for the kids you can figure on about $37.00 to $45.00 a square foot. Recent projects I have seen include a 550 square foot finish of two rooms including carpet and recessed lighting for $45,700 (2024).

Some smaller firms are okay with doing the painting or the trim. That can save you money if you are on a budget. Larger companies general will not bid a project that the home owner wants to participate in the construction. This is another reason why utilizing a referral service that matches your project to contractors who meet your requirements can be a real-time saver. See us at www.denverbasement.com

How long will it take?
A 1000-square-foot basement will take from about seven weeks to twelve weeks, depending on the size of the company you select. This does not include the time it will take to get your permit approved by your local building department.

How do I know I am getting good company?
There are many resources online to help you with that. Check the Better Business Bureau
and call references. Also, check the insurance.
Click here for one site with good examples of what you should ask and do.

Should I get a Permit?
Yes. Many homeowners need to understand that if you ever have damage to your home, and the cause started in the basement, it may not be covered by insurance if you did not have a permit on the basement finish. It also ensures that the contractor has built your basement to the minimum building codes. A contractor that recommends you complete your basement without a permit may be looking to cut corners, and problems will only appear for a short time (like the first big rain storm that floods your basement).

Is finishing my basement a good investment?
The average return on a finished basement is around 70% of your spending. That, of course, includes all the do-it-yourself basements as well as the high-quality professional-finished basements. It would stand to logic that the higher and better the quality of the finish, the better your return on investment. If this is a major concern, you should check with an experienced real estate professional, as your neighborhood, the current size of your home, and current selling conditions will impact the answer.
Most homeowners finish a basement to fill a need for new space for children, an office, or just more space to entertain and host family and friends. Adding 1,000 square feet of professionally finished basement at $55.00 a square foot is a lot less money than purchasing a new home, where that same additional square footage will cost $180.00. In this case, it seems to make financial sense.

Where do I find a Contractor?
Many sources are available. The traditional sources are friends or neighbors who have completed a similar project. Yellow pages, Internet directories or websites, and referral services. Our company is local referral service. . Every other referral service we know simply takes your information, and sells it to up to five contractors. This can waste a lot of your time and the contractor's time. Most of the better contractors I know do not participate in the national or local referral service lead plans as they don't need to, as a good contracting company is busy and works from better sources of new customers, like referrals and My One Call. Click here to visit us  Which every source or combination of sources you use, please make sure to do a complete reference, license, work quality, and insurance check on your own of the contractor you select. Also, make sure that the contractor does similar work. Even if they built your neighbors' deck, they still need to do a basement finish.

And then what Happens?
You will need about one and a half hours per appointment with each contractor. In the first appointment, each will discuss your project, make suggestions, measure your basement, and introduce their
company to you.

Most companies will have an estimate back within a week and will most likely want to meet with you again to explain the estimate. Sometimes, you may decide to go with a professional design, and that can take another appointment.

During this selection period, make sure you budget time to call references and see the work of the contractors you are considering. I am always amazed at how often homeowners sign a contract without talking to a company's references at all! Please make the time and energy to check your contractor's references, licensing, and insurance.

How many estimates should I get?
As many as you need to feel you can make a good choice. Do remember that even though these initial appointments and some full estimates are free, you are asking a contractor to spend between four and eight hours at no charge to compete for your business. The rule of thumb seems to be three estimates are a good number. You can always get more later.
If you are ready to discuss your basement finishing project please call us or contact us through our web site. Our services are free to homeowners.

Finding A Basement Finishing Company in The Denver area.

It's hard enough to find a basement finishing or remodeling company that can start a project within a few months, let alone one that has an excellent reputation.

Wanted to highlight a few clients who have great reviews and in general, can start a new basement within a month.

But first, there are a few things you should be ready for, as you start your search for the right basement finishing contractor.

- There's a difference between a basement remodel and a new basement finish.  Different companies do one or the other, or both.  If you have an existing basement you want to modify, or just make it fresher, you may want to look NOT for a basement finishing company, but for a home remodeling company. Colorado home remodeling is based in Longmont and would be a good choice for you to speak with. See them here Home Remodeling and renovation.

- Basement remodeling and finishing have gone up in price over the last few years.  Denver is an expensive place to live, and subcontractors and labor live here.  Pricing has gone up on both subcontracting and material.  Basements that once cost $40,000  are probably $65,000. now.  The profits haven't gone up as a percentage, just the costs associated with the project.

-  Always check online reviews!

- One of the better ways to get a good sense of a contractor is to watch a live Interview with them! Go to 24-7home show to see information and kitchen table style talks with Local Contractors.

Should Basement Finishing Companies Use Online Engagement tools?

Basement Finishing Companies Need Online Engagement Tools?

So much has change in marketing over the last 6 years. A Company who sells to consumers have so many great options to assist in both selling and servicing prospects and customers.

Online engagement tools include:

Builder Trend and other customer communication tools.
Teledini.com ( Live chat, Click to call, live video chat and more)
Social Media platforms.

It's a no brainer that the faster and better your business communicates with a prospect, the higher the likelihood that prospect becomes a customer, and once a customer the higher the probability they are a happy customer.

Lets focus on the easiest of the bunch, live chat services. Teledini.com a client of mine offers a pretty compelling case to add Live Chat software to your site based on the overwheming number os statistics on its value. There are lots of options, so feel free to check out live chat providers on a google search.

Its simply. You install (or your web firm) a simple code on your site, and BAM your ready to connect live with anyone visiting your site.  You can answer questions, give pricing, direct them to other resources and set appointments.

Consistently the number one reason a business doesn't sell to a prospect is they failed to follow up on a request for information in a timely manner.

Live chat and click to call solves that issue. I use live chat all the time for service and sales questions I have about a service online. I bet your prospects do too!

How to promote your basement finishing Company

Basement finishing is a competitive field. Not only do you need to compete against the many companies that do nothing but basement finishing, but you also compete against even more contractors who do basement finishing and then you may run into the my uncle does construction competition.

After working with contractors for over a decade, I can tell you that the best advertising is doing a GREAT job for every client you get. Hands down, no doubt about it.

Once you have that reputation, the second best method is Internet advertising. SEO in denver is a very good investment if you use a good search engine optimization firm.

Using Pay per click advertising can be effective, but once again, please use a professional marketing firm to at least set up the campaign.

And ... get lots of on line reviews from your happy customers!

Contractor Marketing in Denver

Lincoln on U.S. one centImage via WikipediaWe have been working with high quality residential contractors in the Denver Metro are since 1999.  Contractors have unique challenges that other businesses do not face. The first is high pressure from the consumer market on price, and that ties to the ease of entry into the business from new contractors.

It only takes a few hundred dollars to become a "licensed contractor". So you always see many new contractors who wither through lack of experience, or just wanted to build a customer base will offer a really low price.  Nothing wrong with this, but it keeps the prices in the general market artificially low. Once a  contractor has a few years of projects behind them, you will see their pricing increase. It happens every time,  and if anyone one can show me an example of it not happening please email me!

The reason the pricing increases is the contractor has learned that it always cost more then they thought to do a job, and that any job can turn into a loss if just a few things go wrong.  They also find that  a 15% margin will not sustain a company, and they learn that the money they make is not profit.  Profit comes after their fair salary, or management fee to run a project, just like the manager at the local coffee shops salary comes before profit.

The next challenge is marketing their service. After they have run through the normal friends and family, and word of mouth, they will have to start competing more aggressively for new prospects. That is where we come in.   We generate new prospects at about half the cost of a contractor doing it on their own, so they can continue to be competitive in price, and build their company.  There is a misconception in the market that a contractor who uses a marketing firm is more expensive than the contractor that does there own.  Because we are really good at knowing how to find the right customer,  we actually can reduce the project cost for home owners.

A client forwards an email from contractorleads.com offering appointments.
I call the sales representative for contractorleads.com  and hear the standard sales pitch.  Leads generated from T.V, Internet and other sources.  The problem I have is I have never seen contractorleads.com on line in Colorado, or on T.V.  So how are they going to generate a prospect?
I ask my standard question of any company a client is thinking of advertising with. Can you provide 3 references in this market?  contractorleads.com tells me no, it’s propitiatory. Huh?  How is giving out a reference proprietary?
So I ask who runs the company.  contractorleads.com tells me they don’t release this information, and the sales rep is getting pretty sick of my difficult questions.  To her credit she does put me on hold to ask a manager if she can tell me.  She comes back and says she is sure she can not, but they are owned by a group of investors in an LLC. So  I ask the name of the LLC.  Nope, they don’t release that,   contractorleads.com will not even tell you that.
Contractorleads.com  did a little service magic bashing in the intro, but I will say  this about service magic, you go on line and get the names and information on all of the executive management, and they will provide references.
So,  If you are planning on looking at lead sources,  my feeling is contractorleads.com considers contractors to be pretty stupid.  And if you ask any regular questions about a company you are about to hand your money to (and credit card information) they will basically end the conversation.  I say… no  to contractorleads.com
